A deferred-payment second mortgage for down payment and/or closing costs. No payments due until you sell, refinance, or pay off the first loan.

CalHFA Dream For All

Shared appreciation program offering up to 20% of the purchase price toward down payment. Funding is limited and often goes fast — timing matters.

Fannie Mae HomeReady

3% down conventional loan with reduced PMI and flexible income counting — including income from household members not on the loan.

FHA 3.5% Down

The most widely used first-time buyer loan. 3.5% down with a 580+ credit score, and the entire down payment can come from a gift.
